House To Do {Kitchen & Breakfast Room}

It’s time to get busy in the kitchen and breakfast room;

  • Empty room
  • Thoroughly clean all area before starting
  • Repair skirting board with wood glue & filler
  • Sand skirting board for painting
  • Gloss paint skirting boards
  • Emulsion ceiling
  • Emulsion walls
  • Add wallpaper to one wall
  • Detail clean floor tiles
  • Replace broken dishwasher {in future}

I’m keeping the walls the same colour throughout {Farrow and Ball Lime White}, as I think a fairly neutral colour works well in rentals; would you agree?  I am adding a splash of colour with the wallpaper, which I’ve had for a very long time.  

I’m managing to do all this with paint and supplies that I already have, so the cost is zero…for now.  We need to buy a new dishwasher as ours is broken but it makes sense to buy that nearer to rental date.  This also means that I can shop around to get a good deal.

It feels good to be making progress.

Much as I love Farrow & Ball paint (and indeed many of my rooms are painted in it), and much as I agree that neutral is the way to go, I would seriously question using F&B in a rental property, and would be going for Dulux pure brilliant white or magnolia if it was me (and I’d also consider a silk finish, easier to clean). More practical, hugely cheaper and won’t make you cry when you have to repaint the whole thing after it’s been let out for six months!)

Thanks Caroline, good points; I have the paint already for these two rooms so it’s just a case of using up what I have, but for the other rooms I need to decide what to do. I chose F&B because it’s non toxic/water based [and also has really great colours]. This is one of those eco/cost things and can I live with silk walls for 12 months things lol :)

I think neutral is definitely the way to go — I can’t comment on the brand of paint as I am not familiar with it. I’m excited to see the wallpaper. It’s so *in* right now. ; )

@SandyL – Hanging sheetrock is much harder than my little bit of painting and it’s taken me ages to get around to doing it! How’s Babci’s house progressing?

It’s so nice to have so much crossed off of the list. I love making progress, especially when it’s on the home front, and especially when those projects can be so hard to get to sometimes.
